Constructing in Turkey
The Building Land: 
This building land has a very nice slope offering nice sea views, the view gets better at the second floor. The land is located between Davutlar and Guzel camli town, about 15 km away from the Kusadasi town center. It's close by the mini bus route providing good accessibility. The building land is 12,850 sqm. The net amount (after the roads etc is abandoned…) is 9000 sqm.
The building permission on this land is 15%. (1350 sqm )
2 story building is allowed (1350 x 2= 2700 sqm building area)
For instance, it's possible to build 70 sqm apartments (3 bedroom) at the ground floor offering a garden. And 90 sqm dublex (2 story) apartments above, with a sun terrace (and n-suite bedroom) at the top floor. Please see a sample draft below;
In Guzelcamli, it's also no problem to obtain a building permission for the sun terrace and an additional en-suite bedroom. This bedroom could be 16 m2. In total, 16 x 19 blocks = 304 sqm additional to building area. 2700 + 380 = 3004 sqm total building area.
We keep the prices low for a quick sale;
Sales price of 70m2 is; 50,000 EUR…50,000 x 19 = 950,000 EUR
Sales price of 90m2 is; 60,000 EUR…60,000 x 19 = 1,140,000 EUR
Total turnover: 2,090,000 EUR (around 1,431,500 GBP)
Project Startup Costs:
Project planning + Permissions + architectural costs + 1 show house , 2 shells, 2 foundations + cost of Land =600,000 EUR / 410,000 GBP
After this initial startup costs, the project is estimated to finance it self.
Estimated time schedule of the project: 1 Jan 2006 start the project planning. 1 Feb 2006 , start with the construction. 1 March 2006 , foundations are there, the row shell is being built…sales have started off plan. 1 April 2006 , row construction and the show house is ready. 1 May 2006, all the buildings are ready 1 June 2006 , pool is ready 1 July 2006 Gardening, site walls, lights etc…ready, the keys can be delivered to the owners.
A Sample Layout
The issues to be considered planning the site layout could be; view, building cost, usability.
Legal Frame The construction activity will be run by the limited company which will be formed specifically for this purpose. A limited company in Turkey can act like a Turkish person. The owners (share holders) of the company will be the investors. The cost of forming a limited company is 1500 GBP (around 2200 EUR) of one-off payment and 100 GBP (around 145 EUR) monthly cost (accountancy, etc…).
